The EasyPay plan.
Serenity Hills by Emaar India is offered on the New EasyPay Plan — a 30 : 40 : 30 construction-linked payment schedule. Thirty per cent falls due across booking and the first 180 days, forty per cent is linked to structural milestones as the tower rises, and the balance thirty per cent is tied to the Occupation Certificate and the offer of possession.

1. On booking

9.50% of unit price and EDC/IDC, less booking amount
3. Within 90 days of booking
10.50% of unit price and EDC/IDC — subject to registration of the Agreement for Sale
4. Within 180 days of booking
10% of unit price and EDC/IDC — subject to registration of the Agreement for Sale
5. On completion of 25th floor slab
10% of unit price and EDC/IDC
6. On completion of top floor roof slab
30% of unit price and EDC/IDC
7. On application of OC of the tower
20% of unit price and EDC/IDC
8. On offer of possession on OC
10% of unit price and EDC/IDC + 100% IFMS + 100% CAM charges
Structure
How the 30:40:30 splits.
- 30% — booking and the first 180 days (milestones 1 to 4)
- 40% — construction-linked, on the 25th floor slab and the top floor roof slab (milestones 5 and 6)
- 30% — on application for the Occupation Certificate and on offer of possession (milestones 7 and 8)
